Total Costs: The combined cost of registering your home loan and transferring the property into your name.
 
Bond Costs: Fees for services provided by bond attorneys to register your bond on the property’s Title Deed.
 
Bond & Transfer Deeds Office Fees: Fees listed in the Government Gazette and based on the bond amount.
 
Sundries: Post, petties FICA, other fees incurred during bond registration and transfer, which vary from transferring attorney to transferring attorney

Bank Initiation Fee: Once off fee charged by banks to open your home loan account.
 
Transfer Duty: The government tax paid to transfer a property into your name, applicable for properties valued over R1 million.
 
Property Transfer Costs: Fees for transferring the property into your name, payable to the conveyancing attorneys.

Are there other additional expenses to consider?

After securing your bond and accepting it, you will need to cover the expenses for registering the bond and transferring the property.
You will need to consider an amount for rates & taxes. If purchasing in a sectional tittle scheme there will be sectional title levies and other charges that may be property specific

Are these obligatory payments?

It is mandatory to settle the bond registration costs and attorneys’ charges. If your property costs less than R1,000,000, you will be exempt from paying transfer duty.

Are these costs negotiable?

There may be room for negotiation when it comes to bond registration and transfer costs, although transfer duty, paid to SARS, is non-negotiable.
